I was about to go into business with a guy a few years back. On our 1 on 1s, he was amazing, sharp, prepared, asked great questions, the whole thing. We went to a dinner with 6-7 other people and I saw a totally different side. The waiter came over and he wouldn't even look at him, just waved him off mid sentence while he was talking to the most senior person at the table. Did it twice. I never moved forward after that dinner. Didn't make a big thing of it, just said I wasn't feeling the fit. In my opinion, the way someone treats a waiter, an assistant, a person who can do nothing for them, is not a small detail. It's actually the most reliable “data“ you'll get about what working with them will be like. Own your city. Own CVRE.

One of my very few projections for the election is that democrats might take the house. There is a solid chance at dems taking the senate as well, probably 51 or 52 seats. If they lose it, it will be because they only get to 50 seats and Vance will be the tie breaker haha. But then again, the Republicans are not playing.

Got into a surprisingly long conversation with a stranger at an airport about the best gas station food in different states. About 30 minutes. Both of us had strong opinions. Both of us had clearly spent time thinking about this without ever having a venue for the conversation. We went to different gates. I don't know his name. Probably one of the most random conversations I've had in a long time, haha.

What does winning actually look like for you? I’d love to know. For me, it’s not Lambos or private jets or any of that stuff. It’s simpler. It’s waking up and not having to check if I have enough to cover the mortgage. It’s saying yes to opportunities without thinking about the cost. Randomly remembered my first car. It was a 1994 something that I bought for $1,400 from a guy who assured me it was reliable. It broke down few days after on the way home. I had to call the guy I just bought it from to tell him. He sounded genuinely surprised. I chose to believe he was surprised. That car cost me probably $3,000 total over the eight months I owned it. It was my most expensive free car, haha.

I remember talking to an investor about one of my deals who seemed very interested in putting money in. But the more we talked, the more I realized he had a completely different idea of what he was investing in. He kept referring to it as passive income and talking as if distributions were going to start almost immediately. He’d ask questions that made it pretty clear he hadn’t really gone through the PPM. So I sat down with him and walked through it properly. Here’s when the money could actually start coming back. Here’s how the investment was structured. Also, here’s the part where you could possibly go 12 months without seeing a dime. And here are the risks. Once we went through all of that, he decided not to invest. I was actually glad he made that decision. Because imagine taking his money, letting him walk away expecting one thing, and 6 or 12 months later he’s wondering why nothing has happened. That’s when an investment becomes a problem. I’d rather have someone walk away before they invest than have them become unhappy because the reality didn’t match what they thought they bought.

I had an investor call me at 11pm on a Thursday. We were three days from closing, and he told me he wanted out. He’d been having dinner with his brother in-law, who told him real estate syndications were not it, risky and that he shouldn’t do it. My first instinct was probably to start defending the deal. I didn’t. I spent about 45 minutes on the phone with him. I walked through every risk I could think of honestly and asked him which ones actually worried him. That’s when we got to the real issue. His brother-in-law had lost money in a real estate deal about ten years earlier. The sponsor disappeared when things got difficult, and he never got his money back. That story had stuck with him. Now he was about to put his own money into something similar, and suddenly his brother inlaw’s experience felt like a warning. So we talked about the risks. We talked about what could go wrong and then I told him about my track record. I’d been doing this for about a decade. My name was attached to every deal I had ever done. I wasn’t disappearing if something went wrong. He knew where to find me, and he knew I’d answer the phone. He wired the money the next morning. I learned a long time ago that you don’t build trust by pretending there is no risk. People know there is risk. They want to know that you understand it, that you’re willing to talk about it honestly, and that you’ll still be there when things get difficult. Own your city. Own CVRE.
