Subvencionar la demanda sin aumentar la oferta presiona los precios. Regular cada vez más un mercado sin construir vivienda nueva no elimina la escasez: la administra. Castigar fiscalmente una modalidad de alquiler puede cambiar incentivos, pero tampoco pone un solo ladrillo. El Gobierno puede aprobar todas las medidas que quiera y venderlas como grandes soluciones. Puede encadenar decretos, anuncios y campañas de propaganda. Pero hay una pregunta que desmonta cualquier discurso: ¿Cuántas viviendas nuevas crea todo esto? Porque la vivienda no se abarata repartiendo la escasez. Se abarata acabando con ella. España necesita construir. Mucho. Más suelo disponible. Licencias en meses, no en años. Más densidad donde sea posible. Seguridad jurídica. Muchísima más vivienda pública y también privada. Pero el Gobierno no está haciendo lo necesario. Prefiere intervenir sobre las pocas viviendas que existen antes que crear las condiciones para que haya muchas más. Prefiere presentar parches como soluciones y cargar sobre propietarios, promotores y ciudadanos el coste de su fracaso. Lo demás puede servir para redistribuir, proteger a determinados colectivos o cambiar incentivos. Pero no confundamos eso con solucionar el problema de fondo. No se arregla una falta de vivienda repartiendo mejor las pocas casas que existen. Se arregla haciendo que existan muchas más. Menos propaganda. Menos parches. Menos obsesión por intervenir sobre el mismo piso. Más oferta. Más construcción. Más casas.

His solution leverages innovative work at @americanhousing. There were over 40 students from the University of Texas in the audience, and when polled, 0% said they expected to be able to buy a home in Austin within the next 10 years. Only about 5 students thought they might be able to buy one within the next 15 years. That’s not the Austin my parents grew up in. 🚨 WE HAVE A PERMITTING DEAL🚨 And it is easily the best permitting bill we've ever gotten! - The Bipartisan American Affordability and Jobs Act is HUGE (400+ pages) and both sides got a LOT. - The bill is much bigger and better than either Manchin post-IRA in 2022 or Manchin-Barrasso in 2024. Once I finish reading the text I'll publish an explainer. For now, here are a few high level takeaways. 1. Transmission: The bill is absolutely HUGE for transmission, going further than Manchin-Barrasso. Includes: interregional transmission, limited federal backstop authority, interconnection queue reforms, directives for advanced grid-enhancing tech, and oversight of utilities. It's absolutely AMAZING all of this got in. 2. NEPA: The bill has BIG changes to NEPA, including fixes for judicial review that underpins the law's costs. Still reading but this is even better than I expected! 3. Certainty: The bill includes strong provisions to push back on misuse of permitting, like we're seeing with the admin's abuses against offshore wind. 4. Historic Preservation: The bill includes changes to the NHPA 106 process, including changes to judicial review that will help right-size the process. 5. Clean Water: The bill fixes problems with section 401 by adding new requirements for states and makes section 404 nationwide permits easier to comply with. 6. Geothermal: The bill includes big wins for geothermal, including parity with oil and gas catexs. 7. Mining: The bill fixes the "Rosemont decision" 8. Endangered Species: The bill creates a new path for states to take on endangered species consultation. 9. Hydro: Fixes for certain hydroelectric projects 10. Ratepayer protection: The bill adds protections for ratepayers from added data centers. Looks to be stronger than the House passed bill by quite a bit.

I strongly oppose the removal of the pensions triple-lock. More than 2 million pensioners live in poverty. They will be the ones who suffer the most by taking away pension security. We must protect the principle of universalism. That is why we opposed cuts to winter fuel - and that is why we must oppose any means-testing of the state pension. This isn't about old versus young. This is about the super-rich versus the rest. That's why we should be taxing wealth to fund social care for all.
